Located on the London Road (A20), the 8-acre site has been a home for business for decades and until recently supported the local economy of Wrotham, Borough Green and surrounding communities.
The site is located in the Green Belt, 8 miles from Sevenoaks, 27 miles from London and is immediately adjacent to the Invicta Business Park. It is identified as an employment site by Tonbridge & Malling Borough Council and is part of the Nepicar Area West Major Developed Site.
There are agricultural fields to the south and west of the site, while the northern and eastern boundary is an area of established infrastructure and commercial development with a small number of residential properties. It is sandwiched between the M20 (and A20) to the north and the M26 to the south.
The site lies on the edge of the Kent Downs National Landscape (previously called Area of Outstanding Natural Beauty/AONB), which is mainly located on the other side of the M20 motorway. The buildings’ design, location and colour palette, as well as associated landscaping and planting, have been developed to minimise the proposal’s visual effects within the setting of the National Landscape. It will be screened from the A20 by vegetation.
